What is your pet policy?
While most of our residential properties do not allow pets, we do offer several pet friendly properties. The properties that do allow pets require a $250 non-refundable pet fee, in addition to the normal security deposit, which is typically equal to one month's rent.
Do you rent to college students?
About 99% of our properties are available for college students. However, due to lack of credit history and sufficient income, we generally require a co-signer to guarantee monthly rent payments as well as all other obligations under the terms of the lease. There may be some properties which have neighborhood covenants that forbid renting the property to college students. Those properties will be advertised accordingly.
What are your deposit requirements?
The security deposit is generally equal to one months rent and is due in full when you sign a lease. The security deposit may not be used for last months rent.
Can you "hold" a property for future occupancy?
While we can "hold" a vacant property for a future tenant, this holding period generally is no longer than 2 weeks and requires the property owners approval.
What is the housing ordinance in the City of Edwardsville & in the Village of Glen Carbon regarding occupancy restrictions?
The City of Edwardsville has an ordinance that prohibits more than 3 unrelated individuals from occupying the same residence unless it can be proven that ALL occupants are related. The Village of Glen Carbon allows 4 individuals to occupy 1 residence as long as there are no more than 3 last names on the lease. For example- a brother and sister, with the same last name, may also occupy a property with 2 friends.
Do you have any non-smoking properties?
All of our properties are non-smoking. The penalty for tenants who violate this rule is severe and include revocation of the deposit and payment of any additional damages.
If I don't have credit established, can I have a co-signer?
Yes. Co-signers are generally required when an applicant has poor, or limited, credit history or income.
Do you accept Section 8?
We currently do not accept Section 8.
What is the duration of a residential lease?
Generally, we offer 10-12 month leases on our residential properties. However, we do offer month to month leases on our fully furnished properties, as well as 6 month leases on some of our apartments. For further information, please contact our office.
Can I review a copy of the lease?
Please contact our office for a summary of our residential lease terms. Once a prospective tenant has applied and been approved for a property, they can come into our office and view the complete residential lease prior to signing.
Can I view a property that is currently leased?
We do scheduling showings for properties that are currently leased approximately 90 days prior to the current lease expiring AND with confirmation from the current tenants that they will not be renewing their lease.
Can I be placed on a waiting list for a property?
We currently do not manage a waiting list for properties. Our recommendation is to schedule a showing for a property as soon as the property becomes available and then, if still interested, immediately submit a rental application.
What are the steps taken to be considered for a property?
In this order:
1. View the property or have someone view the property on your behalf.
2. Submit a completed rental application online.
3. Pay the $30 application fee.
All persons 18 years + that intend to occupy the property must each complete a rental application and pay the application fee.
